Do those home buying assistance programs work with construction loans? or do you have to buy a pre-existing home? That could come in handy this december...

typically construction loans require 20% down because the value of the land is so much less than the value of the finished home. therefore, if you default before much work is done, they are stuck with their dick in their hands.

So, we rehearsed in the full show layout last night. It's so weird going from a full, non-mixed sound to a proper setup with individual monitors and all.
 
I found a local club that does monthly auto-x events that I am going to look into running with. It is run by a few people that I know from back in the day, ~25-30 years ago.
 
Finally got to see the pictures. Cool house. Needs some updating, but the property is awesome. Have you been able to see it yet? Can't remember if you had or not.
we stalked it. Just saw it from the outside but since we found out it's not really for sale it doesn't matter. Also found out last night the price might be that low to drum up interest in the property for when it does go to auction.

The OHFA loan doesn't require 20% down because the cost of building the is included and not treated as a construction loan

That's a pretty awesome deal regardless. Any place with that much land around here would go for north of 300k. Which sucks because I'd love to have a place very similar to that.

it will probably sell for close to 250k cash when it's all said and done.

Saturday I'm going to hang out with the hippies of central Ohio at ComFest. Always a good time with all sorts of music, the worst for you best tasting fair food and mugs of beer!

on a car related note, I'll be doing some work on the MSP but mostly cleaning and organizing the garage on Sunday.

In Delaware County, A year atleast but probably closer to 2 or 3

what's the address for that house?
 
We have a house on the end of our block that they just moved out of one day. No warning or anything, has just sat abandoned with the bank doing nothing to it. I'm interested to see when it goes up for sale or gets taken care of.
 
Still want to sell those parts to me, Nate? Can you snap some more pics of the lip again? I can't remember if it's too banged up or not... :(
