Are there other programs besides OHFA? (Thanks again for the link) They give 2.5% downpayment assistance but up your rate by .5% so I'll have to play with the numbers to see if it's worth it.

This is our dream home in our budget but they've defaulted their 2nd mortgage and the collection agency won't accept a short sale so it'll be a sheriff's auction one day.
 
When Tessa finally graduates and gets a big girl job in about a year, we'll be looking at houses. Well, I'll be looking at garages and driveways, she'll be looking at houses. haha

It would be nice to hang a painting on the wall and not say "I'll have to take this down and patch that hole in a year or two.". And my own two car garage with all my tools and a nice clean work space is my dream. I'm easy to please. :)

But I don't mind renting. Whenever Phen and I have a problem (which is rare) I call the landlord and he fixes it within a couple days.

Wow Nate that 5 acre lot and house is pretty nice for $150,000. Anything with that much land over here would go fo a easy $200,000 because of all the farming soil.

Do those home buying assistance programs work with construction loans? or do you have to buy a pre-existing home? That could come in handy this december...
