Are there other programs besides OHFA? (Thanks again for the link) They give 2.5% downpayment assistance but up your rate by .5% so I'll have to play with the numbers to see if it's worth it.As far as down payments for houses, there are a number of states that heve great down payment programs for first time home buyers. They'll gift you the entire amount of the downpayment and with this being a buyers market, seller's are offering concessions you can get into a house with nothing out of pocket. Also, what these programs consider first time homebuyers are anyone who has never owned a home ever or has not onwed a home in the past 3 years.

This is our dream home in our budget but they've defaulted their 2nd mortgage and the collection agency won't accept a short sale so it'll be a sheriff's auction one day.
