why does no one believe me? laugh all you guys want, but everything i ever wanted to do when i first started modding is done once i install the koni' (tint, intake, header, exhaust, springs, konis, wheels, grill and lip) the other little things (rear flares and wing) are if i find a good deal, but i dont need them so they are no rush

im at the point im tired of modding and want to start setting aside said mod money for a down payment on a house... its depressing to think about how much ive spent renting an apt/house for the last 4 years that could have gone towards a house that i would actually own instead of just padding someone elses bank account

so yea... im going to just leave it be and enjoy it

i'm almost done with my list (for now), after i'm done with this it'll be paying off debt and save in case I break her...

I hear ya...Karen needs some routine maintenance this year to keep her healthy and on the road.

so look at it like this, say your rent is 425 a month over the last 4 years thats over 20k that could be going into something that would actually be your own, instead its like dumping that 20k down the drain with nothing to really show

Exactly and I know it's not for everyone but my job doesn't call for re-locating and with a family it just makes more sense to own vs rent. We bought our first house in '98 and we both wish we would have bought a house after getting married vs apt living for two years - 1yr at $475mo & 1yr at $550mo Of course looking back if we still lived in that first home it would be paid off in 17yrs. :(
 
see, i just don't want to be in the same place for 30 years waiting to pay something off...and i like knowing exactly how much my housing is going to cost me every month....i don't like the unpredictability of homeowning...like you may need a new heater, roof, plumbing, etc etc on top of your mortgage...no thanks :)

Here is a point that you are missing. even in a down market, depending on how loang you have owned the home, you build up equity, which turns into a source of cash if you ever need it. By renting, you are paying off someone else's mortgage and building equity for them. Most homes you do have inspections, to cover major items likes roof, furnances, etc., moreover most sellers provide a home warranty to covers any major issues for this first year.
 
I believe I saw something when I signed the lease to my appt about them setting aside a certain % of your rent towards a new Dominion Home. Who knows, I'll never get a house with my current situtation (salary and being single).
 
+ you can write off the interest and taxes paid at the end of the year unless Obama does away with that little perk.
 
I can see your point in that aspect for sure. I always have the potential to go live in another country again. I like having the freedom to do something my own way. For example... If I was to buy a house in a neighborhood that I love, but the garage is a little too small for my liking? Find the cash, smash it down and build a bigger one. If I want a bigger garage while renting, i gotta find an all new house. Plus... to get my dream house, I'm most likely going to have to start small, fix it, pay it off, sell, and go bigger. That's how a guy I work with got his nice house. If it worked for him, it could work for me.

Your example sounds like me 15 yrs. ago I bought a house in Cleveland and poured myself into it for 3-4 yrs and drove a pos didn't go on vacation and pretty much lived like a poor collage student. After a few years my house was mostly to my liking and started spending on cars again. After about 10yrs I sold my house and Linda sold hers and we have what we both wanted. We both got lucky and sold our houses about 6 months before the market crashed, I nearly doubled my purchase price in 10yrs. of home ownership. In my opinion this is the time to buy if you have the down payment, the market is still flooded with house that are either in forcloser, have been on the market for a few years, or up for a short sale just so the banks can liquidate properties.

^^^exactly what my sis-in-law is doing. She is buying a 10yr old townhouse that is a short sale for $161,000 that the second owner bought for $210,000 back in '05. In '01 the same home sold new for around $110,000....I know as we looked at one
 
I've had it with my car and trying to modify it. That is all. It's like I am in some surreal world--when I need to realize that I need a vehicle that is paid off and gets me from A to B, you know?
 
exactly why im trying to get one now... i found a NICE house thats been on the market for 38 months and has dropped more than half of the original asking price... its to the point now that it would be cheaper to own that house than what im paying in rent + its a 3 bedroom house with a 2 car garage so if i so desired, i could rent out the other 2 bedrooms to buddies of mine and start making money on the place that would cover any repairs as well as paying it off faster than the mortage is taken out for... and im the monkeyass in this group LOL :P

Its a great idea if you can trust your friends, its gets difficult when you need to hassel your friends for rent. Also you need to trust then not to trash the place when your not there. I know just call me mister downer but its all happened before.
 
id be making up some kind of lease for them to sign... and id make it very clear that while you are my friend, this is MY house and that breaking any term/agreement of the lease will get your ass booted out of the house

but the 2 buddies id ask are both trust worthy, 1 i have lived with for 3.5 years since graduating college and the other has been one of my closest friends since college and i know neither would give me any issues about the house, but id also have the lease to cover my ass if they did
 
My girlfriend and I were looking at a house 3 years ago when we had 1 kid. Now we have 2 kids and I'm going back to school whilepaying off my previous school loans. Life's a b****. I would love to have a house, but until I'm out of school for the 2nd time there is just no way.

dude i feel ya, its taken me 4 years to get on my feet after graduating college and moving out on my own... (cause i dont count living on campus as out on my own)

That's funny that everyone is talking about houses as I'm closing on my first house on Friday.

Honestly, I hate renting. I live in a similar apartment like Frenchy does. It's got decent space and a garage that's attached, but I can't stand having people connected to me and not having my own space. And Megan and I shopped for a good four months, lost a few houses, but it worked out perfectly. The house we're buying is dirt cheap, brand-new inside, and we already have equity in it from our appraisal. It's all about finding the right place at the right time. We plan on doing some work to it (back door and patio) but that will only raise it's value. And for $100/month more, I get more room, an extra bedroom and a two car garage.

Home ownership is not for everyone. People like to move around and have some freedom. Some like to own something and have a good investment in the future (hopefully). Not looking forward to doing a mountain of paperwork and a large chunk of money for my DP, but I know I'll make it back later on.
 
Very cool. I'm hoping my title for the Bavaria comes soon so that I can arrange transport. Sounds like the black BMW is going to need to go to my dad soon, so I've gotta get the MSM done, the Civic up and legal, and / or the Bav here in a hurry.
