That math looks sound. Rent is low so if you can find a buyer for the house that is probably the way to go. My parents have been on a similar path with their place in Foxboro. My father was able to work details after he retired from the dedham police and he used that money to replace the heating system and other appliances. They've also recently redecorated most of the house with more neutral colors. I dont think they plan to sell soon, but they want it ready to go when they do.
 
we have two familes that are interested (they don't know the asking price 449.9), the neighborhood is the big draw, small, culdesac, lots of young familes with kids, safe area, small town (6.5k) and still close to all the major highways, commuter rail is less than 2 miles away, boston is 35 miles....

Yes the P5 will be leaving... :( We are thinking a Toyota Sienna or Hyundai or Kia.... just keeping options open right now.

Keep the P5 for the kids when they get older. :) Nice other choices you have and nice to see the Nissan isn't on the list...that is the one mini-van I'm just not crazy about.

it's low because of the dip in housing sales/economy...i can still make some cash on her, but not what we where hoping....i am going to do a new roof and paint/fix a few areas where the trim has rotted and the siding split/curled...but the agent said, and i agree that doing any more would be a waste of money (i wouldn't get it back in the sale) everything is 21yrs old...although i've renovated every room in the house and made it "up-to-date"...the burner, windows, AC unit, driveway etc are 21+yrs old....the septic is up to code though.
so in the end here is my thinking...it cost me $35k a yr to live here (fixed expenses) so in 5 yrs (when i will be looking at early retirement) i would have spent another 175K not including any additional repairs or replacement of the above mentioned 20+ yr old stuff, will i gain that much in equity...i say NO way. they're talking 10-15 yrs before housing really begins to see any real gains like the last 20...so if i can sell for 410-420K i can take home about 140K, rent a nice place for 2k a month and save close to 15k a yr, in 5 yrs that will be another 75K in the bank!

Damn, that sux Mark but you have the right attitude. You def. won't make back any money you put back into the house, just the way it is. :( That is a sound idea you have for moving forward though and makes sense to me. On the other hand you could push back your move to Carolina for say....oh 10-15yrs and hope that you make a lot more. ;)
 
You know Mahk... Don't you have the add on apartment for your house? Some people interested in the house could be enticed to the fact they could possibly rent out that area if they want. Just a thought.
 
ya, we were told when we built it that it couldn't be rented...maybe that's not the case any longer...something to look into for sure

Morning folks!

Went to a Christmas concert last night that my college buddy sets up, arranges the music, and plays lead guitar for. After a very unprofessional performance from one of the other guitarists, it looks like I may be taking that kid's spot next year. I must say, I was rather impressed by the show and would gladly participate. Too bad all of you are so far away.
 
At one point I was decent. Took some time off (for some dumb reason) and now I'm fighting to remember what I once knew. I'm playing the cocktail hour of a friend's wedding on Saturday, and I have A LOT of work to do for it.
 
so my 4 yr old 46" samsung lcd decided to not turn on...actually when i hit the power on button the tv would just start clicking on/off, on/off for like 5 mins before turning on. sunday it would turn on at all. so i googled the problem and i guess it's a known issue with the caps. they're made but a less than reputable manufacture in korea and samsung did nothing to warantee the issue. i found several youtube vids on how to replace the blown caps...including taking the tv apart )like 30 screws) unplugging/unscrewing the pcb, removing the blown caps (you can tell because the tops are pushed upwards from over heating and they are leaking a bit), going to RS to pick up 2 new ones ($3.00+tax), soldering in the new ones and putting it all back together, it took about 2 hrs to repair. on a scale of 1-5. 1 being easy and 5 being hard, i'd say this is a 2...for the novice the hardest part would be the soldering....but you save yourself probably several hundred and in some cases i've heard of people actually tossing the tv and buying a new one!

Nice Mahk!! Our LG 32" in the bedroom takes like 5 mins to actually turn on. Not sure what the problem is. But it still turns on.

They don't make electronics like they used to. Any TV from 4 years ago can be bought today at 1/3 the price so the era of having a repair guy to help you out on the cheap is over. I'm guessing that would have cost you $300+ to repair if you paid someone...and you can get a new (better) 46" TV for $600. Thankfully the internet puts repair jobs in your own hands!

My inlaw's TV just broke after 2 years. They had a power surge last year that fried their phones but the TV seemed unaffected until now. The surge could be unrelated but that's the only explanation I could give them for the TV refusing to render half the screen.
 
Mahk fixed his TV, but I bet you he still can't set the time on his VCR. ;) Just kidding man! Nice work on the fix. I had to do something with my very high end headset. The vacuum cleaner ate the cord and pulled a wire loose. I did manage to fix them though.
 
i could fix the tv, but after my shark broke i couldn't fix that....it actually blew up from to much steam pressure...i called them and they sent me a new one 2 weeks later and yes. i can set the time on my vcr, just did the other day, been falsing for 17 yrs! ;)
