If I were in your situation, i would go with the FWD version.
1) you'll have better fuel economy over the AWD. I know gas prices are high in the bay area.
2) chains are cheap and easy to put on that one trip per year you may need them. plus, with the AWD version, you'll need 2 sets to put on when required by CHP.
3) full warranty and you'll know how the car was treated.
4) new car smell.

So finally bit the bullet and purchased a completely different 2012 CPO CX-9 GT. It had about 15.8k miles on it, nicely loaded (Nav, moonroof, bose, power lift gate etc). Purchase price is 28.5k.!!
