Michigan sucks...

I was talking with my mom who's been a successful real estate agent for almost 30 years now. I asked her what was going on with MI, and if things were going to turn around. Her suspiscions have been right so far. She said that it's going to continue to get worse throughout the year, but it's going to turn around very quickly by the end of 2008. Places like Ann Arbor have already stopped declining and have ended their depreciation. They're already starting to stop declining. Also major banks are merging and making moves here and there, and things are gonna change for the better. If you're looking for a house, this is the year to do it.

People who do infact stick it out in MI, may be better off. More jobs, more opportunities once everyones gone and ran away.

I spoke with a Michigan State Police chief who said he honestly believed the bill would get passed for the lower speed limit. Even though it makes no sense, that's the only chance politicians have to get re-elected, is if they actually ended up doing anything in office. He said it's the year of the enviromentalists, so they gotta stay on board with that.
 
Lower maximums speeds don't help anything but the police departments. And what CWP said about gearing is dead on. I drive 65-70 miles a day, 7 days a week, I always set my cruise at 70mph, I stay out of the left lane except to pass and I consistently get 31+mpg, which is better than the window sticker. The CAI helped out a lot, there. On my trip to PA in May, I actually made it all the way from my house to Harrisburg, PA on one tank of gas. Never went above 70, pushed in the clutch and coasted down mountains, tucked in behind trucks when it was convenient and just basically didn't get in a hurry. 8 hrs, 483 miles, 36mpg and I wasn't the least bit stressed out when I got there.

And if people *want* to drive slower, then they can... just not in the left lane. That's why we have minimum speeds. Just move the hell over.

I can't say that I agree with our housing market turning around this year, though. It may bottom out this year but I don't think it will actually reverse for another couple years. I've lost at least 38% of my home value ($50,000), maybe more, and there are at least a dozen houses just on my street for sale, with another half dozen or so already abandoned and foreclosed, including one right next door. That's not going to turn around quickly.
 
The only way it will turn around quickly is if a bunch of people either take a big loss, or foreclose. Both of those really won't help the economy.

The sad thing is that a lot of people have to lose before everyone can start gaining again.
 
I agree with Kane. The market may bottom out and the home values stop declining but we are far from out of the woods. The economy is never going to be what it was and I am afraid to say, gas is never going to go below 3.50 a gallon in any of our life times. I beleive we will see hikes to $6 a gallon very soon! Sooner than we all may be prepared for. This will only add to a already rapidly weakening economy that in the end continues to hurt the housing market. People simply cant afford their mortgage payments. Subprime lending is gone forever. Silver ectasy is absolutely right, if you are looking to buy a house get one now! The values will stop declining, just make sure you get a fixed rate mortgage and have 20% to put down. You can get a once valued $300k house for $200k now or less if it is bank owned (foreclosed). Some of you know Ray, he just bought a house in Canton, Sheldon and Canton Center, it appraised two years ago for $265k, he picked it up from the bank for $138k, no joke! Incredible deal!
All in all folks, we are looking for a lot worse things to come before anything better happens. Hopefully a new President will start to turn things around.
A lower speed limit is a gimic. It does not cure SUV's and acceleration at take off...
 
I want to buy a house, a nice house or condo with a two story garage. My apartment is quickly getting filled up with stuff, and we need a larger space. I told my mom to start looking in canton and livonia for me. More so livonia than canton, cantons too congested now. I hated living there.

Thats where im looking at moving to once I'm done with school. Downriver is getting trashy.
 
I was gonna say, getting? LMAO! It is what it is. The people who still live around that area (down river) are not so trashy, but it would seem to be attracting that element rapidly! Who knew...

You want a condo, head further North, you can get a lot for a little. Walled Lake, Commerce area. They are giving away new construction condos with over 1200 square feet, basements and garages for just over 100k. Unreal deals! You can get a 15 year old one in my complex (solid psycho just bought one) 2 story, finished basement and garage for 99k. Great area, great neighbors and easy in and out to M5. Geesh, I should get a commission. LOL

You forgot to add that during your travels on M5 everyone will want to race.
 
LMAO! Very true, you will get to run just about any and all ass clowns who have a car they think it worth SPEED. Amazing the ammount of tuners/performance cars on that 5 mile stretch. It will get worse when they are done with that road all the way to M59. It will become the new cruise, for sure!
 
Eventually it will become a new huge speed trap too. Since the start of this month I have seen so many cops around and they are finding new hiding spots too, good thing for the bel.
 
I need to start lookin around in those areas. I always thought those areas were too expensive, but apparently not. Thanks MI!
 
A couple of other things I'd like to see MI do to make it better would be to stop bringing trash from Canada, stop allowing 80,000 lb. trucks on the roads, and expand the People Mover to other areas downtown, so that people might actually want to venture into the city and spend money, which will help turn that city around (aside from getting Kwame out of there and Granmole out of Lansing)
 
^^i agree, the problem is that there aren't any investors willing to invest in the city except for mike ilitch.
