A little help here Please.

"I know I'm selling my car next year, but I just can't stop fixing it up." That's what I tell everyone when they give me a confused look, when I divulge my MP3 performance plan. I've been bitten and it's getting worse! (God only knows how long I'll survive when I get the Supra!)
Anyway, I'm thinking of getting the surprisingly cheap HP Racing header from NOPI. The only problem is that I HATE check engine lights and all the little "fix-it" tricks to get them to go away. So just getting the header is out of the question. Here's my plan: get a reputable fabrication shop to make me a straight pipe exactly like the one that comes with the Bosal Exhaust (hangers and all), except with a high flow cat built into the middle. There would be a bung for the second O2 sensor after it. I guess I'd have the wires spliced and enlongated to reach back that far. Not too loud, no check engine lights, and some pretty good power. But is it worth all the trouble? That would no doubt obliterate my bumper to bumper warranty. (Which is a goog selling feature) How much would this custom pipe and cat run me? I have no idea. WHAT DO YOU GUYS THINK? Does it sound good? Suggestions?

Well, Jon, my take is: do what you want. Chances are if someone is interested in your car they will run a "CARFAX" or other tattle-tail report, see that it was hit and fixed and go from there.

In my case, my MP3 will be out of warranty before next July. I drive 20k a year...and already have 21,300 on the odo as it sits outside. I take great care of this car (better than others I've owned in recent years). Chances are, I'll cough up the $$$ for an extended warranty before the standard warranty expires at 36,000m.

Aim to sell your car to someone who "gets it". A modded sport compact is death on a dealer lot. However, find some rodder that understands the work you did and it will sell.

My custom exhaust cost me about $1000.

Header: $300
Piping: $400
High Flow cat: $100
Muffler $200

Placing one O2 in the header and one behind the cat should be a problem. Changing the exhaust will not change your warranty. I really see no way that a custom exhaust will cause any kinds of problems, so they can't just void the warranty.
