Starting the paper work to buy a new house! - Update! Closing on the house!

My wife and I own a house in Ashburnham that has been a long long process to rebuild.

But because of the unfortunate times there have been some properties opening up as all of you know and one just happened to be the property adjacent to ours! It was foreclosed on not too long ago and we have been bartering with the bank who owns it for a little while.

We will be buying the house and moving in it because we have been renting an apartment in Fitchburg (and Gardner before that) for a while now while fixing the house. So while we have the opportunity to expand our lot and have a place to stay while fixing the new house for next to nothing "rent."

The place is very small (700sq ft) but its about the same as our apartment so its nothing we aren't used to and its only until we fix the other to move in there. And with all of the ice storm damage that my apartment (basement flooded, pipes burst after the power came back on on xmas eve) and my stuff has, its a good time to move out..

Also I would pay anything to move out of Unitil's boarders.

We have accepted one of the bank's counter offers and submitted it, now just the waiting game. Wish me luck!

thats great. congrats! Will be so convenient to live basically on-site while working on the house as opposed to living somewhere else.

Mind us asking what you paid? I am always interested in hearing the absurd prices ppl pay on forclosed properties....makes my wallet itch.
 
thats good. even if the house is small, your so much better off owning than renting. ashburnham is a pretty nice area too. Seems like their is not alot out that way.
 
Ya I grew up in Ashburnham and so did my wife so we are used to have to travel a half and hour to anything interesting. But theres I think 7 lakes in Ashburnham and we like that and the house is basically on one.
 
Holly crap, 35K! That's a great investment for you. I didn't think you could get anything in Massachusetts for that price.

Yeah and the previous owner bought it for 200k! So I will have a definite answer in 72hours I guess.. Crossing my fingers!
 
Got word the bank accepted the offer and signing the papers right now. Closing date is the Jan 30th. Wish it was sooner but not much I can do about that. Don't have to worry about going through any banks for financing so really it could go faster but guess I just have to play the game.

Yeah this is my first real closing on a house so not really sure what to expect..

Any hiccups I could run into?
 
i've bought and sold about 4 houses, not one real issue to speak of...as long as all the i's and t's are dotted and crossed, the ihome nspection goes well and nobody backs out or has a contingency, you should be good to go. i guess there could always be something weird that could come up?
 
For MA it depends on the county. I just closed in Bristol County, what a PITA. I'm glad that's done.
 
I just reread my copy of the closing literature and it said the 30th or within 7 days of loan approval, whichever is earlier. And since we aren't financing the house, it hopefully will speed things up.
 
contrats, wish My house loan was 35K.

I pay like 24K a year in mortgage payments alone!!!!!!
