The Ohio Random Thread... aka We Should Probably Be Working

I just want it to warm up so I can get the MSP running, the odds of me getting a new car is slim to none right now. Just submitted everything for a pre-approval for a loan to see where we stand. We've found a couple of houses we like online but just have to wait and see.
 
the more i house shop the more aggrevated i get... i have a list of things a house MUST have for me to buy it, and before house shopping i didnt think it was an unreasonable list... (*min, off street parking, garage preferred *yard big enough for entertaining friend with cornhole, fires, cookouts etc *2BR, although 3 is preferred)

well houses that are cheap and easily within my budget dont seem to match all 3, and the ones that seem to match are 3 all at the top of my budget but then with the tax reassessment last year taking affect this year, are all getting bumped out of my budget cause taxes are going up in most cases are doubling :/

You're going to compromise on something dude.
 
Yeah, I'm not looking forward to it this year. Last year when we started we had a long list, this year it's pretty much

1. Within our budget
2. Not Columbus City Schools
3. 3 bedrooms +
4. Not a complete mess (no missing plumbing or electrical)
5. can put up a fence if not already fenced (stupid HOA's sometimes)
6. one + car garage

everything else is just preference
 
im not bothered by a fixer upper or a place with no central air or a place that needs work or anything like that, ill compromise on alot of things, but off street parking/garage, yard and 2/3 br are NOT things i will compromise on...

i mean the one house i looked at and wanted to make on offer on, i literally would have stripped the entire downstairs (kitchen, living, dining, den) down to studs and rebuilt everything from there, and i was not scared of that cause it was low end of my budget, had a 2 car garage, 3 bedrooms, and a backyard that was like 150' long by 50' wide

making an offer fell through when i found out it needed about 6-8k worth of repair to the basement/footing in the one corner of the house, couldnt get financing to cover it that, and i dont have had that kind of money just laying around to fix especially after spending what i did in buying a house...

You should be able to find a place. You can buy the foreclosure at the entrance to our neighborhood if you want. :) Three bedrooms, two car garage......

Pittsburgh is a tough market to buy in I think. There's nowhere near the availability like there is here in Columbus. Plus the ones that are fixed up are taken quickly.

build what a house??? LOL lots in this area are ALOT of money, i cant afford to buy a lot and build on said lot right now would easily be double ()maybe more) than my budget would allow... 30k will get me a 1/4 to 1/3 acre lot (maybe 1/2 acre if its all on a hill) and building will EASILY go out of my budget...

there's just nothing about Hilliard and the area that appeals to me. I've found some short sales in the Westerville area but then I would be at the mercy of the bank that's holding it and could take forever.
 
I wouldn't build. You can't build a house for $55/SF (maybe a cheap Ryan home). Keep looking, it could take a while. Somehow I got lucky and found one in the first set we looked at.

i woulndt build either... i know how much it cost my dad to build his 1000sq ft garage to run his business out of and i cant afford that s*** lol

I'm right by Tuttle. I'm five minutes from Dublin. I'm 5 minutes from sawmill. I'm 15 minutes from Polaris and the airport. I never go into Hilliard itself but there's a ton of stuff within a few minute drive.
 
It took us over four months, cash-in-hand, to find a house we liked. We actually ended up adding a few "must haves" after looking at the first few houses. Our biggest compromise was location. Moving one town over saved us $20k on total cost easily.

Ding! Same here. Bought a stand alone 5br / 3bath for 15k less than town homes half the size with no yard cost a town over, in a better area, with better schools. And I got a bitchin' shop :D

I don't say this to brag, but to tell you a) it'll take time to find what you want, and b) broadening your search can net you a lot.
