Finally Purchased a House

Congrats!!! House is sharp and nice job on the painting/upgrading. Oh to have $1600 taxes again....mine are double that for a 1200sf ranch on a 1/4 acre.
 
interesting how house prices vary. Even here in Canada, on our little island, that "little" home of yours for 123k would be about 400k Canadian where I live. We just sold our first home. We made 65k CA off of it as the housing has gone up that much in less then 5 years, and the house we are getting is 200k Canadian, that is for a 1150 square foot boring bungalow, with land being 75x140 ~ 11000 square feet ( most houses here are on 50x100 lots).....and we got a "deal" as a house like mine would normally go for 220 range. Taxes, 2200/yr. Heat bill 300-400/month in winter, water is free....then gas is 1.30 /litre.

Man I gotta move. I have noticed that a lot of american homes are only one level? Whereas here just about everything is 2 levels, or 2 above ground+finished basement.

Anyways, everything is looking good buddie. Enjoy the new home.
 
Recently, purchased a new toy, waited a long time to get a big screen, and I am glad that I did, got one of the best TVs on the market, if not the best current DLP:

Got a good deal on the sucker too! $2699, with 2 year, add on warranty and delivery, to my door, $3,300 with no interest for 3 years.
 
Very Nice set. I'm jealous. The wife and I did some home improvement stuff ourselves. Tore out the ugly bushes in our walkway and installed solar powered walkway lights. It was a lot harder doing all that digging than I thought it would be!

They work EXCELLENT! They lit up the first night but took about 2 days to fully charge. Just make sure to only use a good brand of rechargeable battery. Home Depot had a great sale going on. 20% off all solar lights. Got the 6 of them for 25 bucks. Dug a hole in the ground. Put lights in, done!

You can't go wrong with them. Ours slowly come on around 9 pm and stay on through the night. Automatically turn off when the sun comes up.
 
Congrats bro. House looks nice. Needs some landscape, lol. Anwayy please don't put path lights in a row 5 feet apart. They look like a landing strip like many people do. Scatter them around the entry. And the living room area looks nice.
 
Yeah I bought some last year for the parents and also for the future mother-in-law. A six pack for $39.99 I believe. They are pretty sharp and I placed them in both locations along the walk scattered in the landscape.

I waited until this month to buy one. This is my third house. I can't even tell you how many things I've done over the last 7 years of home ownership that would have been done better in half the time if I'd just owned one of these! I feel like a moron for having ever used a hand saw and a miter box!

You get get the basic 10" Ryobi model or the Lowe's house-brand "Task Force" with a laser, for $100. Soooooooo worth having! I got the one with the frickin' laser.

If you're house-poor right now, ask you parents and/or in-laws for one as a house warming present!
 
Oh, and on a completely different note, there's no better investment than buying a house! My wife and I moved into our first house right after we got married, and sold it a year and a half later for $50K profit. I made less money than that working that year! We did better than that with our second house, which we lived in for about 2.5 years, and made ~ $150-200K in profit. Admittedly, this was in the DC area, where we sold our 3 bedroom/3 bath/3 story townhouse with no garage for ~$440K, and we got lucky getting in and out of that market at just the right times, but the point is still valid.

Unless you live in an industrial town and the industry goes under, or you live in a town with a huge military base, and the base closes down, you can usually expect to get at least what you put into a house back out of it, if not significantly more. Even if you "break even," and sell the house for exactly what you paid, you've lived there all that time with no rent, so you're still way ahead. This is why we bought our house here in Athens, even though we were (still are) pretty sure that we'd only be here for the 3 years of law school. Even if we lose money selling the house, if the loss is less money than we'd have spent renting a similar place for 3 years, we win!

I just wish we could afford to have multiple houses so we could rent some out. That's a great way to make money, especially since rent goes up all the time, and your mortgage almost never does!

Yea, I will be picking up some more power tools soon, the wife says so, she wants me to make stuff for the nursery project.
 
Finally got the epoxy on today, pretty much took me all day, got the concrete really clean, clean enough to run my finger across and not have dirt on my finger.

Now that I look at it, the trim looks like ass.....too much flakes......oh well!

Phase II:
Will consist of a new attic door, fixing ceiling(possibly removing popcorn), adding baseboard, chaulk around baseboards, remove current shelving, repaint walls(dont know what color yet), add lighting.

Phase III:
Outfit the garage with cabinetry, pegboards, custom wheel/tire rack, setup computer and stereo system.

Future possibilities:
Add ceiling mounted television
(suggest something)

Looking great! I'm SUPER envious of that garage!!!!! My next house will have a garage even if I have to annex my neighbors. Keep up the tasteful design.
