Who has experience selling their home FSBO (For Sale By Owner)?

We are looking at options now. I would love to get some input from anyone here who has sold their home themselves (FSBO).

I know many of you still live at home; but some of you do have your own homes.

Thanks guys and girls!!!

What are the positives, and what are the negatives you experienced? I know you stand to make more money if you sell your house without a Real Estate agent.

there are a lot of paperwork involved in selling your house by yourself.

I almost bought a house from someone fsbo and it was a big hassle. I know
my agent had to go fill out a lot of stuff and if the buyer has an agent then you
need to work out a commission deal with the buying agent. Cause normally they
get half of the commission.

I would suggest a real estate course to find out a lot of the little details.
 
There's some new website too that is essentially a guide on what forms you need and how to do them...I forget the name, but I know it looked really informative/helpful.
If I can figure out its name, or see the commercial again for it, I'll be sure to post it :)
 
I went the modified route, For Sale With Owner. Basically a fixed rate agent sale. We paided $5000 for their services and 2.5% for the buyers agent, just remember that the buyer's agent fee is negotiable, depending on region between 2-3%. You defintely don't et all the service that you get with a full service agent but as long as you stay on top of everything it can work out OK. I personally think I may just go FSBO next time since it won't be much more hassle that it was going FSWO and we'll have more direct control. Just remember you'll need to pay for an MLS listing if you plan on trying to move the house faster, this is about the only way realtors will know it is for sale. Other factors are going to be time involved, price of the house and how much the commission amounts to. Sometimes the time factor makes a realtor worth while.
 
I've both sold and bought fsbo. The person who bought my house had a realtor look everything over for him (no extra cost to me) and when I bought my other house (fsbo) I took the paper work to a lawyer who checked everything over. We had the seller draw up a sale agreement (that's what we took to the lawyer) and he told us what changes to make to it. Pretty simple. I'd definately do it again.
