You shouild buy the house ASAP, the $8,000 tax credit expires in November. There are a number of programs out there where you can get downpayment assistance and you can save your money for a rainy day.

Also, if you replace appliances, there will soon be tax credits for energy saving appliances coming soon too!

I heard they extended the tax credits until the following year. People are still having trouble financing and can't take advantage of it.
