Just a quick clarification, though - Hay is fed to animals, and has nutritional value in the grain. Straw is just the stalk, without the grain, and is normally burned as waste material. It has no nutritional value, and therefore no attraction to bugs or rodents.

Man even with the 100k for the land you could spend another 100 and build a kick ass straw home and have a big 300k + dollar house :)
Heck I have a 1800$ a month house payment (with tax and insurance) your payment is what 600-800 a month for your land? You could get a mortgage and still come out ahead (cool)

In one of the pictures on the first page, you can see some steep rock faces on the far right through the trees. Here's a better picture of them... I think some climbing holds for the kids would be fun there.

100K for 45 acres. HOLY DEAL batman. My parents put down 89K for 1.50 acres for our new house to go on up here. Nice land though man. I want to hunt deer on it.

Very Nice! I lived in that area for many years. Lee/Lenox area to be exact. I also went to college out there. I know it fairly well, what town is your land in? It's great country. I owned a Jeep once and cruised the many trails out there and hiked...good times. It's amazing how far away you can get from civilization in that area. Congrats!

It's on Skyline Trail in Chester, by the way. Skyline Trail... I should probably drive a Skyline now. :) Our zip code will be binary, too. It's 01011.

Wow, congrats man. NE is a nice area and you found yourself an excellent plot of land. I could only wish to be so lucky one day to find something like that for myself... maybe I'll start looking :D

And I never knew about the straw houses... very cool and something that would really interest me in the future. Awesome!!

I lived in Williamstown, Mass for three years. That whole area is so amazing. I miss it.

Yeah, I do, too.

When I graduated college last year, we started thinking about where we wanted to live. We started with the world, narrowed it down to the US for various political, family, and sentimental reasons, then started eliminating regions, then states. We were left with a few options in the Northwest, a few options in the Northeast, and a few longshots in Missouri.

After a few trips to some of the possibilities, we're completely happy with our decision of Western Massachusetts. It meets all our qualifications and then some, and the land itself is just gorgeous.

Yeah, the extreme costs of some areas prohibited them right from the start. Eastern Mass. is like the bay area in terms of prices, but some parts of Western Mass. aren't too bad.

michigan property sucks. the only place to buy it is in the Yooper aand nobody wants to drive, let alone live up there.

WOW! Thats beautiful property and for cheap too! I'd love to have that land, all the seclusion would just be so nice! Having that stream running through has got to be awesome!...Man, I'd love that....But yeah thats a hell of a deal, my mom is currently closing property on our side yard that were selling, no more than 2 acres and for $75,000...The crazy thing is we could probably get even more!
