morning ya'll...fall is definietly here! congrats chris and amanda! how did the bank handle the 2 mortgages issue with you guys? my son will be doing this shortly, just wondering what they gave you for the rent...i here like 80%?

Morning All!
Took a few days off of work to house sit. Ended up having my own fall cleaning meet, except it was only me and 4 cars to detail. Boy are my shoulder sore today.

still on the hunt for snows. just missed out on 4 which had 1-2 seasons left for $45!! its hard finding ones used for the stock wheels. they are often far too wide if you do find a 16. :(

Can't do 18s on your car, can you? I have my speed6 stock wheels with Gary's winter tires on them lol.
 
Morning all. Had to turn the heat on for a bit 2 days ago. House is a little chilly in the morning when we wake up with out it.

The first "nor'easter"? Heard about it on the news last night.. I'll be driving the truck tomorrow, that's about as much bracing as I'll do.
 
rode for a bit this morning, just wait till i'm riding in the snow :)

i have today and tomorrow off, so i'll be sitting inside, reinstalling windows, drinking tea and watching the 'storm'
 
Morning NEPOCers! Just ordered some goodies for my new Video Camera! Ordered a wide angle lens, telephot lens and a cam caddie, Also scored a free fish eye lens for the D40! Going to see about a wide agle for the D40 and Fish eye for the Handycam today. Other stuff will be here tomorrow, will get to try it out at our game on saturday! Will also play around with them at the clean meet. Get some good HD footage of the NEPOC crew hard at work! or lack there of? HAHAHA

Our financial advisor kept lowering our "number" each time we spoke. PMI rates have been going up so that affects things a bit. We haven't gotten an official approval yet but we are pre-approved. I'll let you know if we hit any snags along the way.

Our renters are only going to pay about 65% of our mortage+condo fees. We asked fair market value figuring it would keep them happy for longer than if we asked them to pay more than what they could pay somewhere else close by. The good news is that we can deduct the condo fees from our taxes so that will help a little.
 
Oh I have many more photos to go through. ;) Much of this was trial and error. I've never shot in this type of setting before. I bought 2 soft box lighting units.

Ouch! Only 65% of the mortgage? Wouldn't make more sense to sell it then take that big of a hit every month? Just curious. I know my mortgage and condo fee is less than I would pay to rent, which is why I bought in the first place. Only 65% seems so low.
 
^^^^65% does hurt but from what Chris said before I think it's a much better option vs selling outright now due to the current market and being upside down or is it underwater for mortgages? Being able to write off that 65% is a nice perk as well.

id probably rub since im sure those are much bigger than what i have on now :) . hope ill find something soon, just gotta keep my eyes peeled. ill prob abandon the stockers though if i find a set with steelies in a 15 or 16

Exactly. We can write off a good deal of it as "investment property expenses" and even if we lose money on it, we can claim investment losses. I am going to have someone who knows more about taxes help me out in that department. But anyway, we are underwater on the mortgage so attempting to sell it would mean coming up with about 50 grand in cash.
